Housekeeping Supervisor / Maintenance Technician

Summary/Objective

In keeping with our organization's goals, the Housekeeping Supervisor / Maintenance Technician is responsible for ensuring the facility is clean, safe, well maintained, and compliant with all federal, state, and local regulations. This position oversees the daily housekeeping department while also performing routine maintenance, preventative maintenance, and facility repairs to provide a safe, comfortable, and welcoming environment for residents, visitors, and staff.

Housekeeping Responsibilities

• Supervise, schedule, and support housekeeping staff to ensure daily assignments are completed efficiently.
• Train, coach, and evaluate housekeeping employees while promoting quality performance and teamwork.
• Conduct routine inspections of resident rooms, common areas, offices, restrooms, and public spaces to ensure cleanliness and compliance with infection control standards.
• Ensure proper cleaning and sanitizing of resident rooms, bathrooms, dining areas, offices, and common spaces.
• Monitor housekeeping supply inventory and order supplies as needed.
• Ensure proper use, storage, and maintenance of cleaning chemicals and equipment.
• Develop work schedules and assign daily cleaning responsibilities.
• Assist with cleaning duties as needed, including:
  • Dusting furniture, fixtures, windows, and equipment.
  • Sweeping, mopping, vacuuming, and floor care.
  • Cleaning carpets and rugs.
  • Changing linens and making beds.
  • Emptying trash and disposing of waste properly.
  • Cleaning kitchens, break rooms, and dining areas.
• Respond promptly to housekeeping concerns from residents, families, and staff.
• Maintain compliance with infection prevention policies and facility housekeeping standards.

Maintenance Responsibilities

• Perform routine maintenance and preventative maintenance on facility equipment and building systems.
• Troubleshoot and repair basic HVAC, plumbing, electrical, PTAC units, doors, locks, lighting, and other building systems.
• Assist the Lead Building Engineer with preventative maintenance schedules and daily work orders.
• Perform inspections of the building, grounds, and equipment to identify maintenance or safety concerns.
• Complete work orders accurately and document repairs, inspections, and preventative maintenance activities in TELS.
• Assist with life safety compliance, fire alarm testing, emergency lighting inspections, generators, nurse call systems, internet/network equipment, and phone systems.
• Coordinate with outside vendors for specialized repairs when directed.
• Assist with grounds maintenance, minor renovations, painting, furniture repairs, and general facility upkeep.
• Maintain maintenance tools, equipment, and inventory.
• Respond to maintenance emergencies as needed, including evenings, weekends, and holidays when required.

General Responsibilities

• Communicate professionally with residents, families, visitors, vendors, and staff.
• Attend departmental meetings, safety meetings, and required in service education.
• Report incidents, accidents, unsafe conditions, and equipment failures immediately.
• Maintain compliance with OSHA, Life Safety Code, CMS, state regulations, and facility policies.
• Promote a safe, clean, and resident centered environment.
• Perform other duties as assigned.

Supervisory Responsibilities

• Directly supervises Housekeeping staff.
• Responsible for scheduling, training, coaching, evaluating performance, and ensuring departmental productivity.
• No direct supervision of maintenance staff unless assigned by the Administrator or Director of Support Services.

Required Education and Experience

• High school diploma or GED required.
• Two or more years of housekeeping experience, preferably in a healthcare or long term care setting.
• Previous supervisory experience preferred.
• Two or more years of facility maintenance experience preferred.
• Experience with HVAC, plumbing, electrical, or general building maintenance preferred.
• Experience in long term care or healthcare facilities strongly preferred.
• Ability to read, write, and follow written and verbal instructions.

Position Type and Expected Hours of Work

This is a full time position within a healthcare facility that operates 24 hours a day, seven days a week. Weekend, holiday, and on call work may be required to meet operational and emergency maintenance needs.

Work Environment and Physical Demands

This position requires frequent walking, standing, bending, kneeling, climbing, reaching, lifting, pushing, and pulling. The employee must be able to lift up to 50 pounds and safely operate cleaning equipment, maintenance tools, and standard office equipment. Exposure to cleaning chemicals, mechanical equipment, and outdoor weather conditions may occur.
